You can browse the Frame & Feather collection by architectural style, square footage, bedroom and bathroom count, and key design features. Each plan page includes detailed drawings and specifications to help you determine if it fits your needs.  


Square footage reflects the conditioned (heated and cooled) living areas of the home, measured to the exterior walls. Garages, porches, decks, and unfinished spaces are typically excluded unless otherwise noted in the plan description.  


Frame & Feather plans are designed to comply with standard residential building codes, but local codes vary by jurisdiction. You are responsible for verifying requirements with your local building department and adjusting plans as needed. Frame & Feather can customize the plan to meet jurisdictional requirements at an hourly rate of $150/hr


Zoning regulations such as setbacks, height limits, lot coverage, and easements; are determined by your local authority and are not reflected in stock plans. We recommend confirming all zoning and land-use requirements before purchasing or modifying a plan.  


Frame & Feather plans are not stamped or sealed for a specific state or jurisdiction. If your local building department requires professional seals, a licensed architect or engineer in your state must review and stamp the plans prior to permit submission.  


For privacy reasons, Frame & Feather does not track or disclose where plans are purchased or constructed. 


Construction costs vary widely based on location, labor, materials, and finishes. Frame & Feather does not guarantee build costs. For accurate pricing, consult a local builder or contractor familiar with your market.  


Yes. Frame & Feather offers customization services to modify layouts, dimensions, finishes, and other design elements at an hourly rate of $150/hr


Yes. Plans can typically be modified to accommodate slab-on-grade, crawlspace, or other foundation systems, depending on site conditions. See our process page for more detail.


Yes. Plans can be converted to metric units upon request as part of the customization process. 


Yes. Square footage reductions and layout adjustments can be explored through customization, subject to design feasibility.  


Yes. Accessibility improvements, such as wider doorways, zero-threshold entries, and accessible bathrooms can be incorporated through customization.  


Yes. Frame & Feather can provide customization quotes for specific areas only, including kitchens.  


All plans are delivered digitally via download. Printed plans may be shipped if requested.  


Plans are delivered digitally. Printed sets may be requested after customization for an additional fee.  


Yes. Plans can be adjusted to align with local code requirements; however, local professional review and stamping may still be required.  


Yes. Frame & Feather employs licensed Architects that are able to seal architectural plans but only after floor plans have been modified to fit local jurisdiction requirements.


Customization pricing depends on the scope and complexity of requested changes. The standard hourly rate for customizations is $150/hr


Due to the digital nature of our products, all sales are final once plans are downloaded or customized. No returns or refunds are allowed.


Turnaround time varies based on project complexity and workload, but most customizations are completed within several weeks.  


Yes. Frame & Feather can create custom designs from scratch upon request.  


Plan sets typically include floor plans, exterior elevations, reflected ceiling plans, and basic construction details. Each plan page lists exactly what is included.  


No. Once purchased, you may download and use your plan at any time, subject to the single-build license.   


The number of copies required depends on your local permitting authority and builder. Many jurisdictions require one complete set for permitting.  


Yes. Purchased plans may be reproduced as needed for construction of one home, per the license agreement.
