Whether you’re starting from one of our curated portfolio plans or creating a fully custom residence, our fees scale thoughtfully with square footage and design complexity.

Portfolio Home Plans

(Refined, pre-designed homes—customizable to fit your lifestyle)

Our portfolio plans are ideal for clients who want a professionally designed home with a faster start and lower upfront investment.

1. Portfolio Plan Pricing:

Pricing is based on the size of the selected plan:

• Under 2,000 sq ft: $2,800 flat rate
• 2,000 – 3,500 sq ft: $3,800 flat rate
• Over 3,500 sq ft: $4,800 flat rate

This fee covers the purchase of the base plan.

2. Plan Customization:

Every family and site is different. If you’d like to tailor a portfolio plan—adjusting layouts, modifying rooms, or responding to site conditions—customization is available at:

• $150 per hour, billed based on actual design time

Portfolio plans are purchased upfront, and customization work begins once the plan fee is complete.
