Online Floor Plan Purchase – What Happens Next

1. Online Payment & Intake

Timing: Immediately after payment

Once the client completes an online payment for a floor plan:

  • The client receives an automatic confirmation email acknowledging that payment has been processed
  • The email includes:
    • Payment receipt
    • Description of the plan purchased
    • Outline of next steps
  • The client is able to download a draft set of the purchased plans directly from the Frame&Feather website upon payment completion
  • The project is logged internally and assigned a project number
     

Client Action Required:
Within 24 to 48 hours, the client must complete a Project Intake Form, which collects:

  • Project address
  • Jurisdiction (city/county/state)
  • Intended use (primary residence, rental, ADU, etc.)
  • Construction type (new build, addition, renovation)
  • Builder (if known)
  • Desired timeline

⚠️ Plans cannot advance to permitting, engineering, or sealing without this information.

2. Plan Review & Jurisdiction Check

Timing: 2–5 business days after intake form completion

AB Group reviews the purchased plan to determine:

  • Whether the plan is being used “as-is” or requires customization 
  • Applicable local building codes and amendments
  • Zoning and site-related considerations that may impact the plan
     

Possible Outcomes:

  1. ✅ Plan is suitable for the jurisdiction with minimal or no changes
  2. ⚠️ Plan requires modifications to meet local code or site conditions
  3. ❌ Plan is not permitted in the jurisdiction without significant redesign
     

If modifications are required, the client receives:

  • A clear scope of required changes
  • A fee proposal (if modification are required outside the original purchase)

3. Structural Engineering Coordination

Timing: 14–21 business days (varies by complexity)

What Structural Engineering Is

Structural engineering ensures the building is safe, stable, and code-compliant. This includes:

  • Foundation design
  • Framing systems (floor, wall, roof)
  • Beams, columns, lintels, and load paths
  • Wind, seismic, and snow load analysis (as applicable)
     

How It Works

  • Frame&Feather coordinates with a licensed structural engineer 
  • Engineering is based on:
    • The architectural drawings
    • Local code requirements
    • Site-specific conditions (soil reports if required)
       

Important Notes

  • Structural engineering is not automatically included unless explicitly stated in the plan package
  • Engineering fees vary by:
    • Jurisdiction
    • Building size and complexity
    • Soil and wind/seismic requirements
       

The client will receive:

  • Structural drawings and calculations
  • Engineer’s professional seal (when required)
     

4. Architectural Sealing of Drawings

 Timing: After final plan + engineering approval

What “Sealing” Means 

A professional seal indicates that a licensed architect has:

  • Reviewed the drawings
  • Verified compliance with applicable codes
  • Taken legal responsibility for the documents
     

Key Clarifications

  • Sealing is jurisdiction-specific
  • Some states allow out-of-state architects; others require local licensure
  • Sealing is only possible after:
    • Final client approval
    • Completion of required engineering
    • Confirmation of jurisdictional requirements
       

If local licensure is required, Frame&Feather will:

  • Internally seal the Architectural Drawings (Frame&Feather employs licensed Architects)
  • Assist the client in understanding alternative permitting paths (if available)

⚠️ Plans cannot be sealed for “future use everywhere.” Seals are project- and location-specific.

5. Final Deliverables

Timing: Upon completion of all steps above

The client receives a Permit-Ready Plan Set, which may include:

  • Architectural drawings (PDF)
  • Structural drawings (PDF)
  • Professional seals (architect and/or engineer, as required)
  • Title sheet with project address and jurisdiction
     

Files are delivered digitally unless otherwise requested.

6. Client Submits for Permit

Timing: Client-controlled

The client (or their contractor) submits the drawings to the local permitting authority.

AB Group can provide permit support services as an additional service, including:

  • Responding to plan review comments
  • Revising drawings as required by the jurisdiction

Important Disclaimers

  • Online floor plans are not guaranteed permit approval without jurisdictional review
  • Engineering and sealing fees are separate unless explicitly included
  • Site conditions, zoning rules, and local amendments may require design changes
  • Construction should not begin until permits are approved
